A builder's checklist: layout, electrical, ventilation, and the mistakes to avoid.
Most wellness rooms fail in the same order. The equipment gets chosen first, the room gets measured second, and the electrician arrives third — usually with bad news.
This guide runs the other direction. Work through it before you order anything, and hand it to your builder or electrician early. Nearly every expensive mistake in this category is a planning mistake, not a product one.
Start with the room, not the equipment
Four questions decide most of what follows.
Where is your electrical panel, and what's left in it? A traditional sauna typically needs a dedicated 240V circuit. If your panel is full or forty feet away through finished walls, that changes both the budget and possibly the equipment. Ask an electrician for available capacity before anything else.
What's under the floor? Concrete slab — basement, garage, ground floor — makes everything easier. Wood-framed floors on an upper level introduce real weight questions, which we'll come back to.
Where does water go? Not just the cold plunge, but drips, splashes, and eventually draining and refilling a few hundred gallons.
What's on the other side of the walls? Sauna heaters, chillers, and pumps make noise. A wellness room sharing a wall with a bedroom is a decision you make once and regret nightly.
Layout: how much space you actually need
People consistently plan the footprint of the equipment and forget the space around it.
- Sauna: the cabin footprint plus manufacturer-required clearances on all sides, plus door swing, plus somewhere to sit and cool down between rounds.
- Cold plunge: the tub, plus a chiller (often a separate unit needing airflow around it), plus enough room to step in and out safely with wet feet.
- Circulation: a genuine path between them. Contrast therapy means moving between hot and cold repeatedly, often unsteady and dripping.
- Landing zone: a bench, hooks, towels, and a floor surface that tolerates water.
A practical rule: sketch the equipment, then add three feet of working space around anything you step into. If the room still fits, it fits.
Ceiling height
Check it early. Sauna cabins with a roof structure need more headroom than the cabin's listed height, and basements are exactly where ceilings are lowest. Measure to the lowest obstruction — ducting, joists, pipes — not to the ceiling drywall.
Electrical: the part people underestimate
This is where budgets move, so get specifics rather than estimates.
Traditional saunas generally require a dedicated 240V circuit sized to the heater, hardwired by a licensed electrician, often with a disconnect near the unit. The heater manufacturer's spec sheet dictates the requirement — wiring and breakers should never be undersized, and heat-rated conductors matter.
Infrared cabins frequently run on a standard 120V outlet, though larger models may want a dedicated circuit. This is the single biggest practical advantage infrared has in retrofits.
Cold plunges need power for the chiller and circulation pump, on a GFCI-protected circuit, positioned safely away from the water.
Three things worth doing:
- Get the manufacturer's spec sheet before the electrician quotes. “A sauna” isn't enough information; a 9kW heater is a specific requirement.
- Ask about permits. New circuits typically require one, and inspections protect you — especially at resale.
- Run conduit or capacity for what's next. If a plunge might follow the sauna, running that circuit while walls are open costs a fraction of doing it later.
Ventilation: the mistake with the longest tail
Wellness rooms produce heat and moisture, and a room that can't clear them develops problems that surface months later.
Inside the sauna, the standard approach is a fresh-air intake low near the heater and an exhaust higher on an opposing wall, creating movement across the room. Follow the manufacturer's guidance — it's specific to the cabin.
The room itself needs a way to shed humidity. An exhaust fan rated for a bathroom-grade environment is the usual answer; a dehumidifier holding roughly 40–50% relative humidity is a common addition where a plunge is involved. Basements with no air exchange are precisely where people find mildew a year on.
Materials matter too. Moisture-resistant finishes, sealed or waterproof flooring, and no untreated drywall behind wet zones.
Water: drainage and weight
These two numbers surprise people more than any others.
Weight
Water weighs roughly 8.3 lb per gallon. A 100-gallon plunge is about 830 lb of water before you add the tub, the chiller, and a person. Larger units concentrate well over a thousand pounds into a small footprint — a point load, not distributed weight.
On a concrete slab, that's a non-issue. On a wood-framed floor above a basement or on a second story, ask a structural engineer or your builder before ordering. This is a short conversation that occasionally saves a very long one.
Drainage
Plunges need emptying periodically for cleaning. Ideally there's a floor drain within a few feet. Failing that, plan the route: a submersible pump to a utility sink, shower, or outdoors works fine — provided you've thought about it before the tub is full and in place.
Splash matters too. Wet feet, dripping bodies, and a floor that tolerates both.
The mistakes to avoid
- Ordering equipment before confirming electrical. The most common and most expensive sequence error in this category.
- Forgetting the cool-down space. Contrast therapy needs somewhere to sit between rounds. Without it, the room gets used less.
- Skipping ventilation because the room “feels fine.” It will feel fine for months.
- Ignoring floor loading upstairs. Concrete forgives; joists don't.
- Putting it beside a bedroom. Chillers cycle at night.
- Choosing a sauna that takes 40 minutes to heat when you have 20-minute windows. The equipment you use beats the equipment you admire.
- Leaving lighting as an afterthought. Overhead fluorescents undo the whole point. Dimmable, warm, low — it costs little and changes everything.
- No sound plan. A small speaker and a door that closes are most of the atmosphere.
A working sequence
- Measure the room, including ceiling height to the lowest obstruction
- Confirm panel capacity and get an electrician's estimate for the circuits you'll need
- Confirm floor type; involve a structural opinion if a plunge is going anywhere but a slab
- Decide sauna type — traditional or infrared — based on steps 2 and 3, not on preference alone
- Plan drainage and ventilation before finishes go in
- Sketch the layout with three feet of clearance around anything you step into
- Now choose equipment, using real dimensions and real electrical specs
- Schedule delivery around the electrical work, not the other way around
One last thought
The best wellness rooms we see aren't the largest or the most expensive. They're the ones where the sauna is easy to turn on, the plunge is three steps away, the light is warm, and nothing about using the room requires planning.
